Kenninghall is a charming rural South Norfolk village with a wealth of history. The village is well served with a number of local amenities including a post office, doctor’s surgery, primary school, two public houses and a thriving village shop. The famous market town of Diss is a short drive to the east and along with excellent shopping facilities has a mainline train service to London Liverpool Street quoted as a 90 minute service. The cathedral city of Norwich is just over a 20 mile drive to the north easily accessed via the B1113 or the All.
Marshalls is a unique property originally dating back in parts to the 18th century with the recent addition of a stunning modern extension that has tripled the original footprint of the property. The front section of the house is the original building, complete with original features including exposed timbers and brickwork. The middle section is constructed of a modern timber frame on a brick plinth whilst the rear third is clad in Western Red Cedar and of a contemporary design complete with curved copper roof line, guttering and drainpipes. A Stunning covered balcony terrace takes full advantage of the rear view.
The ground floor is accessed through the entrance hall which in turn leads through to large (23’4 x 12’1) kitchen/dining room with French doors leading out to the rear garden. To the front, in the original section is a study (believed to have been a small shop front in the past) and a music room which opens into the sitting room complete with a multi fuel burner with back boiler which also heats the water for the house as well as the under floor heating throughout the ground floor. A utility/wet room completes the ground floor accommodation. The original front section has oak flooring whilst the two ground floor extensions are laid with Travertine Limestone throughout.
From the entrance hall the main hand carved wooden staircase leads up to the first floor where the 13’3 x 12’2 master bedroom is located at the rear complete with the covered balcony which has a stunning view over the landscaped rear garden. The first floor landing houses the family bathroom and the 2nd bedroom. A third bedroom is accessible through the 2nd bedroom but for privacy also through a secondary dedicated staircase from the ground floor sitting room.
The property fronts on to the road with gravelled off road parking to the side with a vehicular access gate leading to the rear garden. A decked terrace adjoins the French doors to the kitchen/breakfast room whilst the garden has been thoughtfully landscaped creating a combination of lawned areas, bedding plants, a kitchen garden and a fruit cage.
An original smaller outbuilding has been extended and roofed to create a garden shed/work area/wood store whilst a good sized timber chalet/home office with electricity supply, water, insulation and double glazing with decked terrace is hidden away at the end of the garden and enjoys a beautiful view of the garden and the neighbouring trees and wild areas.
