Amy Gorka’s new kitchen is a dream. She worked with a contractor on a ,000 renovation that transformed her green counter tops and cramped kitchen space into an updated, roomy gathering place for her family.
“We were so happy to update the floor plan and create more space to update the area,” says Gorka. “It’s so worth it. Your kitchen is the centerpiece and the place where I spend the most time, especially as a cook, so I wanted to have a nice place.”
Gorka had been planning on her kitchen remodel for quite some time and doesn’t plan on moving away from her neighborhood any time soon. However, she hopes the upgrade becomes an investment down the road when she sells her property.
David Fry, realtor with the Fry Group with Keller Williams realty, says you don’t have to completely gut your kitchen to make it more attractive to buyers.
“You can really change the look with some simple things like updating hardware on kitchen cabinets,” says Fry, who sells houses all over the metro. “Where can you add some value without writing a big check? Flooring and paint are always your highest returns.”
Fry urges people to consult with a realtor before making big renovations to see if the upgrade will add property value. If you want to renovate your home, stay in it and enjoy the improvements finished off to your taste. If you want to sell, think about small upgrades that will cost much less.
Four home improvements to increase your property value
1. Add a half-bathroom or half-bath. This can help add up to 20-percent more to your home’s value.
2. Spruce up Exterior. Selling a home starts with curb appeal, and one of the easiest and most cost-effective ways to give your home a makeover is by touching up the paint on the trim, railings, and decks.
3. Upgrade kitchen. Replace dated appliances, replace old countertops, or replace drawer pulls. These remodels can give you a significant return on your investment.
4. Create more space. Whether finishing a basement or the bonus space over a garage, increasing finished square footage can increase the value of your home and make it more attractive to buyers.
